In the Low Bid Home Auction, Homes are Sold Under $500 (Five Hundred Dollars) for Cash, Free and Clear of a Mortgage.
Here's How it Works...
You Can place an Initial Sealed Bid between One Penny and Five Hundred Dollars for this Home (Auction ID #4972) in the initial entry form below. (A Place Holder Bid)

Once the Bid Reserve has been met (the Number of Bids Required in this Auction is 4,500), the Validation Process Begins. You will receive an Electronic Notification sent to your email address with a Final Registration Link. This link will have The "Home Auction Service Pack" (outlined below), General Terms and Conditions, and a Place for you to Submit your Final Bid Amount before the Close of the Auction.

"The Home Auction Service Pack" includes the following:

Survey
Appraisal
Pest Inspection
Preliminary Title
Home Inspection
Seller's Disclosure

There is a fee of $250 to validate your final bid once you have received and accepted the information contained within the Home Auction Service Pack. These fees collected pay for the Cost of the Home and the Service provided

Upon the close of the Auction the Bidder with the Lowest Bid Amount, unmatched by any other bidder in the Auction or "Unique" in Value, will Purchase the Home for that amount (Under $500 Cash) Free and Clear of all Liens. (All successful bids in home auctions are "Unique in Value", only one person in any Auction leaves with the house). As an example if you place a bid for one Penny and another bidder does the same, one penny is the lowest bid amount in the auction but no longer unique in value.

The Lowest Unique Bid Becomes the Cash Sale Price of the Home (Under $500). You will have 48 hours to execute a contract for purchase for that amount, place your entire Cash Bid into escrow and 60 days to perform any and all further inspections and close on the property. Possession is delivered upon Closing.

Recording Fees to the Buyer
Home Warranty for the first year to the Buyer
Taxes & Insurance Paid for the First Year of Home Ownership to the Buyer
Pool Care, Lawn Care & Pest Control Contract for the First Year to the Buyer

I remember when I thought about getting a Real Estate License back in the 80’s. I stood in line at Triton College, Illinois only to get up to the front desk and have the gal say to me “you need a High School Diploma” for this ride. So I went to the next portable on campus, registered for the GED and took the test that week. Seemed easy enough, so I went back with my diploma certificate and registered for Real Estate night classes. My best friend Lisa started the class with me, but I finished alone. I would like to say the rest is history but somehow the past can set an example that precedes the future, so it becomes an interesting story to remember. 20 years later, I have been living in Florida and I am back in school…the school of Life that is. I sold a friend her first Home in 2006 and several months later she called me to tell me that her driveway had collapsed. I ran over to the House and sure enough, what looked like a sinkhole opened up on her precious first Home.

Although Florida is a Sinkhole State, this was my first experience. Throughout the next year, the process of discovery and renovation ensued.

Come to find out that the Previous Homeowner had a installed a culvert system under the lengths of two Properties without pulling a permit. Needless to say the job was not done correctly so over the years the groundwater drainage was diverted, causing demise to the subsurface and eventually causing a collapse of the foundation. This is the textbook definition of the term “Sinkhole”… stunning to capture on photo and video, miserable to live through.
Ironically and almost concurrently my Beautiful Florida Home was taken over by a colony of white footed ants. The colony was able to invade the infrastructure of my Home and required large dosages of what I call “Ant Armageddon” to be laid on the Property, inside and out.

Like my friend, the process of discovery and renovation ensued. Hundreds of thousands of these intelligent insects took over my Home for weeks while Dr. Santana, a Sarasota County entomologist spearheaded operation “Ant Armageddon”. The colony can grow to over 3 million ants if not tended to properly, so needless to say an intense chemical campaign was launched against these insects and all their friends in and on my Home. I managed to inhale and come in contact with some of the heavy dosages of chemicals used to destroy the colony. For weeks I spent my life in a full body rash, with burning eyes and wild hallucinations while the colony was destroyed. Interesting to capture on film, miserable to live through.
One afternoon, while hanging out with my “sinkhole friend” and recovering from Neurotoxin exposure we began chatting about the “stigma” behind our Homes and wondered if we could ever sell them for enough to cover the mortgages. Julie, my “sinkhole friend” mentioned the word “Raffle” and my eyes immediately opened widely. Hmmmm….I raced to the internet only to find out that it is not legal to raffle your House off in the State of Florida, at least not without climbing through unrealistic hoops.

The next morning I scooped up my little daughter (below) and went over to a friend’s house.

This Friend, Karl has been in the Real Estate industry for over 40 years. I told him of the wonderful “illegal” raffle idea and furthermore discussed the two “stigmatized” Properties and my longing to find a “legal” solution. I think when a Real Estate Broker hears the word Raffle; it vibrates like the word Auction. So me and my “Auction Friend” went back to the days of the Roman Empire and began to study the history of Auctions.

I would like to say the rest is history, but we are nowhere near done with this story yet.

For days and weeks we surfed online and read about every type of Auction in the history of mankind. When we fell upon the “Lowest Unique Bid Auction” bells, buzzers and whistles started to go off in my head.
Alas, I had found the solution for overleveraged Homes and stigmatized properties. Good thing because while I was recovering from “Ant Armageddon” the Real Estate market suffered its own collapse, making this type of Auction format even more needed and most likely affecting more people than the number of ants I had to get rid of.
In this Auction Application, Homes are displayed online for potential bidders to view. Once a Home has enough interest, it moves into a current open Auction status whereas buyers can either pay to reserve a seat or pay to place a bid on the home they like. Because the fees to place a bid or reserve a seat are used to pay for the Home, bidders can bid low instead of high. The other criteria needed to be the successful bidder is to have placed a bid amount that is “unmatched” by any other bidder in the Auction, making it “unique” in value. Hence the reason why this Auction application is called the “Lowest Unique Bid Auction”. By setting different parameters on the fees collected and the number of bids or seats sold within an Auction, any Home can be paid off in full, no matter what the mortgage, market condition or Property condition is. Better yet, with this Auction format we could sell our Homes to someone for under $500 free and Clear of a Mortgage. Yippee…..
Seems easy enough? Ha…back to school I go…this time I had to go to programming and “WWW” (World Wide Web) school. I got on a plane and met with my brother in Chicago who drew up a wire frame for the initial Real Estate web site. I then hired a group of what I thought were talented professionals who could help me launch this site and make history, for I would be the first company, here in the states, to use this Auction format with the Real Estate industry.
Well, everything you could possibly imagine went wrong, from the web site to the software application to fact that I knew nothing about the WWW and bringing a business online. That was a year ago. From Peoria to India and to all the lessons within…it has been nearly three years since I heard the word “Raffle”…two companies and $250,000+ later I am still here and this time developing a finished product that I look forward to launching in Florida.

My goals for this program are as follows:

*Liquidate Builder’s Inventory

*Eliminate the Need for Short Sales and Foreclosures

*Allow Homebuyers the Ability to own a Home Free and Clear of a Mortgage

*Increase Property Value for Existing Homeowners by Removing Inventory from the market

*Create Jobs and Income for Many Industries Across the Country

*Encourage and support an Eco-Friendly Household Environment

*Increase Revenue for Local, State and Federal Governments

*Provide an Economic Stimulus on a Grass Roots Level for the USA

Now, with my latest “WWW” talents and my new programmer Lenny we are just months away from premiering the first mock auctions (Beta Prototype) of the Unique Bid Home Auction program and I have to say, I am pretty excited about it all.

I look forward to being part of the solution and can’t wait for my graduation cap and diploma in this class… It has been an interesting ride.

In November of 2007, Suze Orman talked to "realtor Stacey" who is over leveraged and in financial trouble. Suze Orman suggested that she order a short sale on her Home, using the phrase "your House is not a hole". I think this gal needs to know there are other options. About The "Lowest Unique Bid Auction" (LUBA)

Before you enter any Auction arena it is important to understand the different types of auction formats. In the Auction industry, the difference between the various formats is merely the criteria to be a successful bidder changes. For example, some Auctions may be high bid, some may be low bid. Certain auctions require sealed bids and others have an open bidding forum. In the Lowest Unique Bid Auction (LUBA), the criteria to be a successful bidder is to place the lowest bid that is unmatched or not duplicated by any other bidder within the Auction. For example, if you place a bid for one penny and another bidder does the same, one penny is the lowest bid, but no longer Unique, because two people have placed the same bid amount. A Unique bid means the only “one” of that value.
Bids are placed on line and sealed to the public. Once a bid is placed in the Auction the bidder is immediately notified by e-mail of the status of their bid. The bidder typically can bid again, however there is a fee to place each bid in the auction. The Auction closes at a pre-determined number of bids. Both the bid fee and the required number of bids are predetermined by the Seller. Once the Auction closes the results are posted, the successful bidder is then notified and their bid amount becomes the sale price of that item. The fees collected from the service provided cover the cost of the item being auctioned; therefore the bidder can purchase the item for drastically less than the value.
The Lowest Unique Bid Auction format is a dynamic program that provides the Seller an opportunity to generate more income from the sale of their item and a Buyer an opportunity to own an item they otherwise could not afford.
